Service overview
What full electrical rewiring actually involves.
What it is, A full rewire replaces every cable, every accessory and the consumer unit in a property, leaving a fully certified installation tested to BS 7671 18th Edition with an Electrical Installation Certificate covering the whole system.
Who it's for, Homeowners buying a property where the survey flags pre-1980s wiring, landlords whose EICR has come back coded C2 on multiple circuits, and any property still running rubber-insulated cabling that's now at end of safe life.
When you need it, After a survey or EICR coded C2/C1 across multiple circuits, when extending or substantially refurbishing the property, between tenancies on rental property, and immediately for any property with rubber, lead-sheathed or fabric-insulated cabling.
Why it matters, Pre-1970s cabling degrades silently, the insulation cracks, the conductors oxidise, and what looks fine on the surface fails catastrophically when disturbed by loft insulation, a kitchen refit, or a vibration in the joist. Rewires are scheduled work; the alternative is a fire and a six-figure insurance dispute.
What happens if you delay
The cost of putting it off.
Common, concrete consequences we see across the Fylde Coast every month, not scare tactics, just what's documented.
- 1
Rubber-insulated cabling from pre-1965 is now 60+ years old, the insulation cracks on touch and short-circuits at the next disturbance.
- 2
Lead-sheathed cabling presents both fire and slow lead-poisoning risk, definitely outside any modern compliance standard.
- 3
Aluminium conductors fitted briefly in the 1970s creep at terminations and overheat, almost always C1 coded on a current EICR.
- 4
Botched part-rewires (just the upstairs, just the kitchen) leave dangerous mixed-vintage installations that fail EICRs and confuse any future electrician.
- 5
Old conduit and trunking with no CPC means no earth on lighting circuits, fatal shock risk on metal fittings.
Our process
A five-step system, no surprises.
Step 1
On-site inspection
We attend the property, photograph the existing installation and confirm the scope in person, never quoting blind from a phone call.
Step 2
Written diagnosis & fixed quote
You receive a clear breakdown by email: what we'll do, the parts used, the certificate issued, and a fixed price with no day-rate surprises.
Step 3
Scheduled installation
Booked into a confirmed slot with a named lead electrician. We turn up on time, in branded vans, with the materials on board.
Step 4
Testing & certification
Every install is tested under BS 7671 and signed off with the relevant NICEIC / Part P certificate uploaded to your portal.
Step 5
Aftercare & 12-month guarantee
12 months on workmanship plus manufacturer warranties on parts. One phone number, Alex or Jack, for anything that needs revisiting.
Benefits
What you actually get.
Full BS 7671 18th Edition
Whole-property certified install, single EIC covering the entire system, accepted by every insurer and lender.
Programmed around decoration
We chase, second-fix and test in phased blocks so plasterers and decorators can follow behind without idle days.
Void-tenancy completion
Most 3-bed rewires complete in 5–8 working days, fits a typical void window between tenancies.
Minimum disruption to plaster
Cable routing through voids, lofts and sub-floor first, chasing only where unavoidable.
Future-ready
Spare ways in the new consumer unit, CAT6 data run alongside power where requested, EV-ready cable to garage as standard.
12-month workmanship guarantee
Single direct line to Alex or Jack for anything that needs revisiting in the first year, and a 25-year cable warranty from the manufacturer.
Specification & method
How we deliver, in detail.
A full rewire is structured as first-fix (cable runs, back-boxes, board), plasterer follow-up (chasing made good), second-fix (accessories, lights, board commission) and test (full EIC with schedule of results).
Materials & equipment
- Prysmian and Doncaster 6242Y/6243Y twin-and-earth, UK manufactured, never grey-market
- Hager Design 10 metal-clad consumer unit with RCBO per circuit and Type 2 SPD
- MK, Click Mode or Hamilton accessories in customer's choice of finish
- Cat6 data and CT5 alarm cable run alongside power where specified
Method & standards
- Pre-rewire walk-through documenting existing accessory positions and any customer-specified changes
- First-fix routes planned via loft, sub-floor and void wherever possible to minimise plaster damage
- Dedicated circuits for kitchen appliances, EV charger, electric shower, immersion, not all on the same ring final
- Full test pack on completion: insulation resistance, polarity, R1+R2, earth-loop impedance, RCD trip times, all on the EIC
Variations of this service
- Full rewire (every circuit, every accessory, new board), typical for pre-1980 properties
- Partial rewire (specific circuits only, e.g. just the upstairs, just the kitchen), only where the rest is recently tested and satisfactory
- Rewire as part of extension or loft conversion, coordinated with structural and building works
- Rewire to add 2nd consumer unit for granny annexe, garage or outbuilding
Where it applies on the Fylde Coast
- Edwardian and Victorian terraces in central Blackpool, Lytham and St Annes, typically 1–2 day extra time for plaster chase work
- 1950s–1970s semi-detached across Cleveleys, Fleetwood and Poulton, most common rewire candidate
- Bungalows with full loft access, fastest rewires, often 4–5 days end to end
- Holiday lets and HMOs between let cycles, scheduled in 5–8 day void windows
Residential vs commercial
Residential rewires work to BS 7671 with single-phase ring finals and radial circuits. Commercial rewires move to three-phase TP&N distribution with sub-boards by zone, different in scale and complexity, same underlying standards.

5–8 working days for a typical 3-bed semi (first-fix and second-fix). Plasterer takes another 1–2 days to make-good chases. Allow 7–10 days from start to fully decorated-ready.
