Service overview

What eicr reports actually involves.

What it is, An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property's fixed electrical installation, coded C1, C2, C3 or FI, with a 'satisfactory' or 'unsatisfactory' overall verdict.

Who it's for, Private landlords (mandatory every 5 years under the 2020 PRS regulations), letting agents, social landlords, commercial tenants, leaseholders and buyers wanting pre-purchase confidence.

When you need it, Every 5 years for tenanted residential, at every change of tenancy where the prior EICR is older than 12 months, every 1–5 years for commercial depending on use, and before any property purchase.

Why it matters, Failure to provide a satisfactory EICR within 28 days of a tenant request, or within 7 days of a local authority demand, carries fines of up to £30,000 per breach and invalidates landlord insurance.

What happens if you delay

The cost of putting it off.

Common, concrete consequences we see across the Fylde Coast every month, not scare tactics, just what's documented.

  • 1

An unsatisfactory EICR makes the property legally unlettable until remedials are completed and re-certified.

  • 2

Local-authority Selective Licensing officers in Blackpool actively audit EICR records, unsatisfactory or missing reports trigger immediate enforcement.

  • 3

Insurance claims after an electrical fire are routinely refused when the most recent EICR is unsatisfactory or out of date.

  • 4

C1 coded defects (immediate danger) require de-energising the circuit on the spot, leaving tenants without power until fixed.

  • 5

Bundling 'remedials' into the EICR fee from cheap providers can mean paying twice for work that wasn't needed.

Our process

A five-step system, no surprises.

  1. Step 1

    On-site inspection

We attend the property, photograph the existing installation and confirm the scope in person, never quoting blind from a phone call.

  2. Step 2

    Written diagnosis & fixed quote

You receive a clear breakdown by email: what we'll do, the parts used, the certificate issued, and a fixed price with no day-rate surprises.

  3. Step 3

    Scheduled installation

Booked into a confirmed slot with a named lead electrician. We turn up on time, in branded vans, with the materials on board.

  4. Step 4

    Testing & certification

Every install is tested under BS 7671 and signed off with the relevant NICEIC / Part P certificate uploaded to your portal.

  5. Step 5

    Aftercare & 12-month guarantee

12 months on workmanship plus manufacturer warranties on parts. One phone number, Alex or Jack, for anything that needs revisiting.

Specification & method

How we deliver, in detail.

An EICR is carried out per IET Guidance Note 3 and the IET Code of Practice for the In-Service Inspection and Testing, covering dead testing (insulation, continuity, polarity) and live testing (earth fault loop impedance, RCD operating time).

Materials & equipment

  • Megger MFT1741+ multi-function testers with Bluetooth result upload
  • NICEIC-issued EICR forms with full digital schedule of test results and inspections
  • Photographic evidence of any C1/C2/C3 coded defects, attached to the report

Method & standards

  • 100% inspection of accessible accessories on small properties; sampling per GN3 on larger installations
  • Dead tests carried out with main isolator off; tenants forewarned in writing 7 days prior
  • Live tests including R1+R2 on every final circuit and RCD trip-time at I∆n and 5×I∆n
  • Coding strictly to NICEIC convention, C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), FI (further investigation)

Variations of this service

  • Domestic EICR, single dwelling, 1–6 bedrooms
  • HMO EICR, annual requirement, more thorough sampling, fire-alarm interfacing checked
  • Commercial EICR, typically 3–5 yearly, with three-phase distribution and emergency lighting interface
  • Periodic Inspection on holiday lets and caravans, annual

Where it applies on the Fylde Coast

  • Single lets across Blackpool, Cleveleys and Fleetwood, most common 1–3 bed properties
  • HMOs in central Blackpool, annual EICR plus fire alarm test certificates
  • Holiday lets in St Annes and Lytham, annual periodic inspection
  • Commercial premises on Bond Street, Highfield Road and Bispham, 3–5 yearly cycle

Residential vs commercial

Domestic EICRs cover single-phase ring finals and radial circuits with 30mA RCD protection expected on all socket and lighting circuits. Commercial EICRs add three-phase distribution, sub-main isolators, emergency lighting and BS 5839 fire system interfacing, typically a half-day vs the 2–3 hours for a standard 3-bed.
