Service overview

What pat testing actually involves.

What it is, PAT (Portable Appliance Testing) is the inspection and electrical testing of plug-in appliances per the IET Code of Practice, visual check, earth continuity, insulation resistance and (where applicable) functional test.

Who it's for, Landlords (especially HMO and holiday let owners), employers under the Electricity at Work Regs 1989, schools, care homes, churches, village halls, and offices.

When you need it, Annually for HMOs and high-use commercial; every 1–2 years for office and lower-risk environments; on every change of tenancy for furnished lets where appliances are landlord-supplied.

Why it matters, An untested kettle that causes a fire is treated by your insurer as 'failure to maintain', claim refused, and (for HMO) automatic licence breach. PAT testing is the cheapest insurance you can buy.

What happens if you delay

The cost of putting it off.

Common, concrete consequences we see across the Fylde Coast every month, not scare tactics, just what's documented.

  • 1

An untested appliance fault in an HMO breaches your licence and your insurance simultaneously.

  • 2

Cheap 'tick and flick' testing without test records is worthless if anyone ever asks to see the data.

  • 3

Worn flex on a hairdryer in a holiday let is the single most common landlord PAT fail, overlooked at every changeover.

  • 4

Extension leads daisy-chained into office plug-in spurs are technically PAT-required and almost always fail.

  • 5

Class I appliances (with earthed metal casework) tested as Class II (double-insulated) miss the earth-continuity check, the most critical test.

Our process

A five-step system, no surprises.

  1. Step 1

    On-site inspection

We attend the property, photograph the existing installation and confirm the scope in person, never quoting blind from a phone call.

  2. Step 2

    Written diagnosis & fixed quote

You receive a clear breakdown by email: what we'll do, the parts used, the certificate issued, and a fixed price with no day-rate surprises.

  3. Step 3

    Scheduled installation

Booked into a confirmed slot with a named lead electrician. We turn up on time, in branded vans, with the materials on board.

  4. Step 4

    Testing & certification

Every install is tested under BS 7671 and signed off with the relevant NICEIC / Part P certificate uploaded to your portal.

  5. Step 5

    Aftercare & 12-month guarantee

12 months on workmanship plus manufacturer warranties on parts. One phone number, Alex or Jack, for anything that needs revisiting.

Specification & method

How we deliver, in detail.

We test per the IET Code of Practice for In-Service Inspection and Testing (5th Edition), using calibrated Seaward PrimeTest 350 instruments with barcode scanning and Bluetooth data transfer.

Materials & equipment

  • Seaward PrimeTest 350 PAT testers with download cradle
  • Brady IP printer for tamper-evident pass/fail labels with unique barcodes
  • Cloud-hosted asset register accessible to you via secure portal

Method & standards

  • Visual inspection first (the single most important test), flex damage, plug condition, casework integrity
  • Earth continuity test on Class I appliances (must be <0.1Ω + lead resistance)
  • Insulation resistance at 500V DC (must be >1MΩ for Class I, >2MΩ for Class II)
  • Function test where safe to do so, current draw measured against nameplate

Variations of this service

  • Annual HMO PAT, landlord-supplied appliances in shared kitchens, bathrooms and lounges
  • Office PAT, every plug-in item from kettles to PCs to monitors
  • Holiday let PAT, typically 25–60 items per property, including consumer goods supplied as part of the let
  • Stage and event PAT, temporary install testing for venues hosting touring productions

Where it applies on the Fylde Coast

  • Holiday lets in Lytham, St Annes and Cleveleys, annual visits scheduled around changeover days
  • HMOs in central Blackpool, annual PAT alongside the annual EICR
  • Offices and serviced offices in Preston, biennial cycle with quarterly visual inspections
  • Village halls and churches across Fylde, annual cycle with extra testing before major events

Residential vs commercial

Landlord PAT (HMOs and holiday lets) focuses on landlord-supplied appliances. Commercial PAT (offices, retail, hospitality) covers all employer-owned and -supplied plug-in items per the EAWR 1989. Both follow the same IET Code of Practice, the difference is volume and frequency.
