What pat testing actually involves.
What it is, PAT (Portable Appliance Testing) is the inspection and electrical testing of plug-in appliances per the IET Code of Practice, visual check, earth continuity, insulation resistance and (where applicable) functional test.
Who it's for, Landlords (especially HMO and holiday let owners), employers under the Electricity at Work Regs 1989, schools, care homes, churches, village halls, and offices.
When you need it, Annually for HMOs and high-use commercial; every 1–2 years for office and lower-risk environments; on every change of tenancy for furnished lets where appliances are landlord-supplied.
Why it matters, An untested kettle that causes a fire is treated by your insurer as 'failure to maintain', claim refused, and (for HMO) automatic licence breach. PAT testing is the cheapest insurance you can buy.

We test per the IET Code of Practice for In-Service Inspection and Testing (5th Edition), using calibrated Seaward PrimeTest 350 instruments with barcode scanning and Bluetooth data transfer.

Method & standards
- Visual inspection first (the single most important test), flex damage, plug condition, casework integrity
- Earth continuity test on Class I appliances (must be <0.1Ω + lead resistance)
- Insulation resistance at 500V DC (must be >1MΩ for Class I, >2MΩ for Class II)
- Function test where safe to do so, current draw measured against nameplate
